What rental income can I expect?

Once we have assessed the suitability of your property then we will provide you with a schedule of your weekly rates in GBP £ that apply during the different seasons of the year. This schedule is reviewed annually.

The summer high season attracts the greatest demand and your weekly rental income reflects this.

We are confident that the annual rental income we pay to our owners is the most competitive available.

What type of property is best for letting?

We find that all types of quality property can provide good returns.

The level of return is related to the standard of furnishing, equipment and décor as guests expect their accommodation to match the high standard of the resorts facilities. Guests also expect to receive discounted rates for the various sports activities, if applicable.

To help you maximise your income we carry out an annual quality inspection of your property. We will let you know of any suggestions that will increase your letting potential.

How many weeks rental can I expect?

The more time your property is available, especially during the high season, then the more rentals you will obtain.

La Manga Holidays gives priority to members of the Owners' Letting Service whenever we receive holiday enquiries. This helps to increase the number of bookings.

Can you guarantee me a fixed income each year?

We operate a number of flexible rental packages that have been designed over the years to meet all of our clients needs. Please discuss your requirements with us and we will provide you with all of the information you need to choose the best package for you.

When will I be paid?

The agreed rental income will be forwarded to you within 30 days of the close of the month in which the Guests arrive.

How much does it Cost?

Membership of the La Manga Holidays Owners' Service is completely free. So we have to be successful!

What am I responsible for?

You are responsible for providing a basic food Welcome Pack, a weekly/maid linen service (Guests who stay for between 10 and 13 nights are entitled to a mid-stay change of linen and towels) together with electricity, gas, water, the services of your Management Company, pool/garden maintenance (where appropriate). We advise you of all bookings and You are responsible for ensuring your Management Company provide the required services.

What happens if the guest cancels the holiday?

Should a Guest cancel their confirmed booking, and if we are unable to re-let your property, LMH will pay to you:

• Cancellation 50 days prior to arrival, a sum of £100 per week.
• Cancellation 30-49 days prior to arrival, 25% of the agreed rental income.
• Cancellation 0-30 days prior to arrival, 50% of the agreed rental income.

Can I let my property privately?

Your property is available for your use whenever it is not let. We endeavour to inform you of any lettings as soon as practical, but please check with us for current availability as this can change very rapidly.

You can also block off periods when you do not want us to let your property.

What Management Company must I use?

You are free to use any Management Company and we would not expect you to have to change. If you do decide to change at any time then please let us know immediately since we have to inform the Guests.

How does the La Manga Holidays Service Work?

Once we have obtained a provisional booking, we will inform you of the relevant dates. You must then inform your on-site Management Company so that they can reserve your property and ensure that it is prepared in time for the Guests' arrival. Close to the arrival date we will confirm the flight information, numbers of guests and any extras that have been ordered directly to you or to both you and your Management Company.

We will send you the agreed rental income within 30 days from the close of the month in which the guests arrive. Any extras will be paid at the same time as your rental income, however in some cases, e.g. late bookings, we ask the Guests to pay your Management Company directly.

During the High Season we provide bookings with a minimum of 7 nights. This reduces the number of "lost" days during the high income period. During Low and Mid Seasons we are more flexible, but insist on a minimum of 4 nights.

How do I join?

Just complete the Questionnaire and send it back to us. We will then assess your property and provide you with a schedule of Agreed Rental Income for each season.
